The following expense items were offered as components of the Year 2000 budget. This is an incomplete list at this time. Estimated expense is just that -- an estimate to be used to develop the budget.
- Insurance $8,000
- Insurance deductables $1,000
- Snow removal $4,000 for seasonal contract -- not a per-plow contract.
- Lawn cutting $8,000
- Lighting $300
- Spider spraying TBD.
- Garbage pickup same as 1999
- Accounts fees to audit yearly and file taxes. No estimate yet on 2000 expense.
- Projects for 2000 (not a complete list)
- Resealing drive $2,500
- Paint remainder of garage doors $1,750
- Powerwash ends of buildings before spider spraying
- Consider resetting paving bricks where needed: some have settled on patios and sidewalks causing a potential safety hazard.
- Consider adding more water lines to sprinkler system. May need to add zones. Adding zones may require a new controller.
Vendor recommendations -- We are gathering a list of vendors owners would recommend to others. If you have a recommendation to pass it on please let us know. This list will be added to the web site in the near future:
Appliance repair: Cole's
Electrician:
- Moe's Electric (517) 362-2531 but hard to get a hold of.
- Gordon McDonald (517) 739-4649 is a Journeyman electrician.
Furnace: Lamrock
Plumbing: Design
Entrance lights
Move light pole back on island to meet distance from road requirement
New light remains on backorder.
Cement foundation will be poured in next few weeks.
Landscape
All new landscaping work done
Beach crocks: Brought up at the Annual Meeting whether they are needed. Board agreed to review need and decide whether to keep or remove.
Consensus is the crocks are ugly and present a safety hazard. Agreement to remove if they are not needed for erosion control. Phil to contact DNR
Suggestion made by Bob Adams to provide new owners with an information pack consisting of:
- Master deed
- Deed summary
- Insurance Coverage requirements: both what is covered by the association policy and what minimal insurance each owner should carry.
- On Record form: per the master deed each owner is expected to provide to the association the following: Mortgage holder, Master key, and Insurance carrier.
Snow fence
Will be erected before Thanksgiving. We may have to buy more poles: current poles allow spacing of 10 feet. Spacing of 5 feet was discussed and agreed to. May need to buy new fencing - current fencing is getting brittle. Will evaluate condition of fencing by next meeting.
