Stain and Paint

While the association is responsible for the maintenance of all exterior surfaces, some homeowners have welcomed the opportunity to help the association by painting their own exterior surfaces on a more frequent basis. The specific brands of paints and stains are provided below:

The decks are powerwashed and stained every three years. The stain used at that time was Behr Cedar White and can be purchased from any Home Depot. BEHR natural seal plus® no. 31-80 WHITE CEDAR is a wood-toned, waterproofing finish designed for maximum penetration into wood fibers to rejuvenate and stabilize wood

The trim paint on each building is Olympic Acrilic Latex brand "Heritage Blue". This is a latex paint. Do not use any oil based products.

Some owners have chosen to paint their porches on the garage side. The Board of Directors has identified Benjamin Moore Gull Grey as the preferred cement stain to use.

Some owners have chosen to install gutters across the top back deck (outside the master bedroom). The Board of Directors has identified the brand "Rainmaster" purchased from the Oscoda Home Center as the preferred gutter to install. Gutters on the front of the buildings and the garages are maintained by the association and should not be changed.

Stain Removal from Siding

Our strinkler system draws water directly from the lake. You may notice a brown stain appear on the siding where the sprinkler system sprays onto the siding. This overspay is due to wind and sprinkler head alignment. Removing the stain is one of the tasks we have done during our annual Memorial Day clean-up. We have found that a product named Super Iron Out (from Iron Out, Inc) is an easy to use stain remover. Use about 10ozs of Iron Out per pale of hot water. Simply sponge on the stain area. Wait a few minutes then wipe off and rinse. Iron Out does not discolor the siding. Iron Out can be purchased from KMart.

Services provided by the association

Garbage is contracted to be picked up every Monday. Please place all garbage in sealed garbage bags and break down large boxes. This keeps the dumpster area neat and reduces the likelihood that loose garbage will fall out when the dumpster is emptied.

The grass is cut every Thursday Summer through Fall except in those weeks late in August when the grass isn't growing quickly. Along with cutting, the landscaper also trims along the patio. Please refrain from leaving items on the grass especially Thursdays morning.

All trees and shrubbery are maintained by the association. DO NOT cut, trim or otherwise change the appearance of the common grounds. See elsewhere on this page for information about creating your own flower garden.

Snow is shovelled within hours of a major snowfall and within 24 hours of normal snow falls. Walks are also shoved.

The outside of all the units and the trim on the garage doors are painted on an as-needed basis.

The decks were powerwashed and stained with a clear stain. People should be aware that the board is asking the individual owners to apply Behr brand Cedar White stain to their decks as needed, then periodicaly (every three or four years) the association will powerwash all the decks and have them resealed.

The parking lot was resurfaced (a sealer was applied to the entire lot) in the fall of 1995. Since then we have filled the cracks annually.

Constructing/maintaining your own flower garden or patio step

The association allows flower gardens to be constructed by home owners in the corner between the extended patio wall and the patio. It is the homeowners responsibility to properly care for their garden including regular watering and fall clean up.

The association allows homeowners to construct a brick step off the patio. The brick step must be maintained flush with the grass to allow ease when mowing.
